Declaration of New Construction:

The declaration of new construction reflects a physical modification on a real estate property, such as the construction of a building. The declaration can be for a completed property or a property under construction. In the latter case, a certificate of completion of the work is required. The declaration of new construction is always granted by the registered property owner.

New Construction or Extensions of Previous Works:

Required Documentation:

  • Property titles of the owners of the land.

  • ID (DNI) of the interested parties.

  • If a company is involved, the powers of attorney or current appointment of administrators.

  • Cadastral reference (latest IBI receipt).

  • Municipal works license.

  • Technical project with an indication of the estimated cost of execution.

  • Once granted, a certification from the architect who prepared the project must be provided, confirming that the description in the deed matches the project for which the works license was obtained.

Existing Works from Before, Without a Technical Project:

Required Documentation:

  • Property titles of the owners of the land.

  • ID (DNI) of the interested parties.

  • If a company is involved, the powers of attorney or current appointment of administrators.

  • Cadastral reference (latest IBI receipt).

  • Description of the characteristics of the building.

  • Municipal certification of the existence of the building and its description, confirming that the new construction is not subject to any municipal sanction for urban planning violations.

  • Value assigned to the declared new construction.
